Without exception, this one tops the list of places you do not want to live! In all of our years in the real estate/ manufactured home business, this is the absolute worst mismanaged property we have ever seen! The Daleview Mobile Home Estates in El Monte, California was built in the late 1960’s. The park is located directly between Little Mexico and Little Asia. The park is comprised of 175 homes, most of which were built in the same era. Many are not well maintained due to lack of enforcement by management and lack of funds of the low income tenants.

We have completed a comprehensive evaluation which includes personal interviews of several of the residents, as well as a physical inspection of the property. Many residents express total dissatisfaction of both the resident managers, and the absentee property management company, hired by the absentee owner.

The residents describe numerous violations of the rules, lack of activities, constant interruption of utility services, regular rent increases and pool closures by the health department, as well as poorly maintained common facilities and streets, etc. They further describe constant, drive by stalking from management, sometimes upwards of 20 times per day & night, invasion of privacy, intimidation, and total lack of professionalism, honesty and respect from the resident managers. Many state their desire to move, but lack the necessary funds.

This is far from a great place to reside, especially if you are retired or in your senior years. You deserve the best, not the worst! What a sad way to spend your golden years! BUYERS BEWARE!
