Welcome to Select Manufactured Homes.....Sometimes referred to as Manufactured Housing, Mobile Homes, Factory Built Homes, Modular Housing, prefab or prefabricated homes or manufactured homes. They are no longer considered as trailers.

New manufactured homes or new mobile homes are built to order in a factory. They conform to all Federal Building Codes.The homes are then transported to your site in mobile home parks, manufactured housing communities or private land for set up.

New manufactured or mobile homes cannot be purchased directly from the builders. They must be ordered through an authorized mobile home dealer.

Sadly, so many manufactured & mobile home dealers have used car salesmen reputations. Lying, cheating, false promises only fuel the problem. Add to the mix, the lack of State Government enforcement, and it leaves the consumers to, more or less, protect them selves. The same applies to park owners & managers.

With the value of land being so high in Southern California, many of the parks are located on property considered much more valuable than when they were built. Many are being sold, forcing the homeowners to re locate their homes or just simply walk away from them, so the builders can construct their new housing tracts or shopping centers.

Unfortunately, too many consumers confuse mobile home living with real estate. It should be noted that manufactured or mobile homes are not real property, they are personal property and are subject to different laws, taxes and regulations than real property.

Remember, just like a used car, manufactured & mobile home values decrease each year they get older, while real estate values, for the most part, increase! Just as the monthly space rent for manufactured & mobile homes increase each year!

It is not a wise investment to purchase a new, overpriced manufactured or mobile home, or to over invest money into remodeling an existing one unless you have some sort of written guarantee that the park will still be there next month or even next year.
